$595flat design fee

One number, before you sign anything.

Every project starts with the same fee, whether we’re refreshing one room or gutting a kitchen to the studs. Here’s the math behind it, honey. It takes our design team about eight hours to source materials, build a floor plan, and put together a real presentation. Most Houston designers charge $100 to $250 an hour for that same work, or they take 10 to 15 percent of your total project cost, so the fee climbs right along with your budget. We picked $595 because it’s fair to us and it’s a number you can actually plan around. Come back within the first year for another room, and that same $595 covers it too.

The difference

We’re the designers and the builders.

When we say turnkey, we mean it the way a contractor means it, not the way a designer who hands you a binder and a list of phone numbers means it. Our jobsite runs on five trades who’ve been with us eight years. Each one is a master of one craft, not five. We handle the scheduling, the contracts, and the change orders, and April runs client communication so you’ve got one phone number for the whole project. That’s design and build under one roof, actually working.

What we do

Six ways we make a house work for the people in it

Interior design living room with coffered ceiling and layered drapery in Greater Houston

Interior Design

Furnishings, layout, and finishes, not construction. We walk your whole house, listen for what you haven’t said out loud, and build a plan around how your family actually lives. Pieces you love get folded in. Nothing gets replaced to sell you something new.

White kitchen remodel with glass pendant lighting and granite island near Conroe, Texas

Kitchen Remodeling

Most Montgomery County kitchens we open up are stuck in the same builder-grade layout: oak cabinets, laminate counters, a triangle that fights you every time you cook. We rebuild the whole thing, plumbing, electrical, and cabinetry included, under one team accountable start to finish.

Primary bathroom remodel with freestanding tub, glass shower, and chandelier near Houston

Bathroom Remodeling

Texas humidity doesn’t forgive a bad waterproofing detail. We handle tile, vanities, fixtures, and plumbing on every bathroom remodel, and lately we’re tiling walls floor to ceiling on more of them, honestly, because it means no paint to maintain and a room that still looks sharp ten years out.

Custom cabinetry with ribbed-tile backsplash and pot filler in a Texas kitchen

Custom Cabinetry

Builder-grade cabinets are sized for a floor plan, not for you. Custom cabinetry means storage sized to how you actually cook, built-ins that finally solve the corner you’ve worked around for years, and mudroom benches that survive football season. Every piece measured for your kitchen, not a showroom model.

Wide-plank hardwood flooring flowing through an open Texas great room

Flooring

Houston floods, and our heat index is its own kind of problem, so our flooring picks start with your climate before your color palette. LVT has become the norm in most homes we walk into for exactly that reason. Tile, hardwood, and carpet still have their place, and we’ll tell you honestly where.

Custom navy velvet drapery and window treatments in a Houston-area dining nook

Drapery & Window Treatments

Big Texas windows bring in gorgeous light and an honest amount of July heat right along with it. Custom drapery and layered window treatments soften a room, quiet an open floor plan, and manage that heat, all while finishing a space the way trim finishes a doorway.

How it works

Three steps, and one team the whole way through

01

Discovery & the flat-fee scope

We walk your space and listen, really listen, to what’s working and what you’ve been quietly annoyed at for years. Then we tell you what a real plan looks like and exactly what the flat $595 design fee covers. If your budget and timeline don’t line up yet, we’ll say so before you sign anything.

02

Design & the budget lock

Over the next couple weeks, our designer sources every finish, builds your floor plan, and puts together presentation day: tile samples, fabric swatches, paint tested in your actual light. You approve every decision, and the construction budget locks here too, so nothing surprises you in week six.

03

Execution & handoff

Our own trades run the build: carpentry, plumbing, tile, flooring, and paint, all scheduled under one roof. We walk the finished space with you, sign off on a checklist together, and back the work with a one-year warranty. You get the keys to a home that’s actually done, baby.

Questions we hear the most

How does your flat-fee pricing actually work?

We charge one flat design fee of $595 for the full design plan, no matter how big or small the project. Most Houston designers charge $100 to $250 an hour, or take 10 to 15 percent of your total project cost, so their fee climbs as your budget does. Ours doesn’t. You’ll know the number before you sign anything, and if you come back for another room within the first year, that same $595 covers it.

Can I hire you for design only, or do I have to use you for construction too?

Either way works. Some clients want just the design plan and handle the build themselves or with their own contractor. Others want the full turnkey experience, where our own trades handle everything under one flat fee and one point of contact. We’ll scope your project whichever way fits.

What areas do you actually serve?

Between our Conroe and Porter studios, we cover Montgomery County, including Conroe, The Woodlands, Magnolia, Willis, Lake Conroe, and Porter, plus most of the surrounding Houston area: Spring, Cypress, Tomball, Kingwood, Katy, and Huntsville. If you’re not sure your home falls inside that radius, call us. We travel for the right project.

Do you take on single-room projects, or only whole-home remodels?

Single rooms are most of what we do. A primary bath that’s never worked right, a kitchen that’s been on the someday list, a living room you’ve never quite settled. The flat design fee covers one room just as fully as it covers a whole house.

Why choose you over a bigger Houston design firm?

Two reasons. We’ve designed and built in these neighborhoods for 15-plus years, so we know the builders, the code quirks, and the trades worth trusting. And because our own team handles both the design and the construction, the handoffs between designer and contractor that usually blow up a budget just don’t happen here. Bigger firms can match talent. Few match that structure.
We also handle interior painting and lighting design as add-on services when a project calls for it. Proudly serving Conroe, Porter, The Woodlands, Kingwood, and the Greater Houston area. · 281-541-5647
